Visual Water Heater Inspection
Water Maintenance includes a bacteria water sample. Homeowners should routinely perform essential water tests to check for additional water contaminants in a well. Bacteria, nitrate, and arsenic are often tested during real estate transfers. The DNR suggests testing for bacteria, and nitrate once a year. Arsenic should be tested every 5 years. A sealed well cap decreases the likeliness of bugs and debris from entering a well. Bugs and debris can carry bacteria, that when ingested affect the immune system and cause illness. The Water Maintenance includes inspection of a well cap for proper install and seal. The well cap is a homeowners defense to protect the safeness of their water. A well cap may become non-vermin proof if damaged or cracked by a lawnmower, landscaping, snowplowing, or ground settling. Request having a vermin- proof well cap to keep bugs out of your well.
Improve the quality of water, by having a properly functioning well tank. A properly air charged well tank limits a chance of getting old stagnant water by providing fresh water exchanges. Normalize your water pressure, protect your well pump, well tank, and increase the performance of water filtration. A well tank charged with air maximizes water storage, plus limits overstretching of the well tank diaphragm, decreasing the possibility of rupture, short cycling, or waterlogged well tank. Working well tanks benefit a well pump with longer run times and fewer motor start-ups, lowering a possibility of experiencing no water. Water filtration performance is enhanced with stabilized water pressure, while frequent surging creates a poor back-flushing environment. A working well tank stabilizes pressure in showers, clothes washers and dishwashers improving soap rinses.
Help keep a basement from flooding by having a sump pump inspected. By manually cycling a sump pump, we get a visual estimate of gallons per minute being removed from a basement. If the pump is slow or makes pulsing sounds it may not be very reliable, or the discharge piping may be longer than recommended. Battery back-up sump pumps add protection in the case of pump failure or power outage. A homeowner can find value in a battery back-up sump pump to protect their investment of a finished or unfinished basement. It’s better to replace a 5-8 year old working sump pump to decrease the probability of a flooded basement.
Unfavorable challenges of mineral build-up can occur if a softener or iron filter show poor performance. By testing iron and hardness on the cold side we discover the effectiveness of a water softener or iron filter while in service. Testing iron and hardness on the hot side may reveal times when water is not conditioned, or iron getting trapped in a water heater. Testing iron with a softener in by- pass shows how effective an iron filter is toward removing iron. Iron filters that pass more than 1/2 ppm iron may indicate the need for a more comprehensive service. An inspection of the softener and iron filter include: pipes associated with the equipment, areas where piping enters and exits the valve, and inspecting around the valve piston area for leaks. Discharge pipes are inspected for continual water flow, iron build-up, calcium build-up, or blockage to save a homeowner from undesired water conditions.
A visual inspection of a water heater can reveal poor venting which results in carbon monoxide issues, or a gas leak from plumbing of a water heater. A leaky temperature / pressure relief valve, or a leak from the water heater tank may start small, but have larger consequences if left untreated. Replacing an aged water heater lowers the risk of experiencing water damage from a leaky tank, and lowers the probability of being without hot water.
The question of “what do I need to do to maintain my well,” or “is there any maintenance to do on a well” is often followed by, “are you supposed to chlorinate your well once a year?” Few wells benefit from a small dose of chlorine each year. The DNR only recommend chlorinating if a well has a bacteria problem. Chlorine is acidic and erodes metals in a well, however chlorine is a common way to treat a well for harmful bacteria.
